What the site is

STRTally provides tools and information for general guidance. Results are estimates based on the numbers you enter and on stated assumptions. They are not professional advice (engineering, medical, legal, financial or otherwise). Always verify with a qualified professional and with your local regulations before relying on them.

What the site is not

The tools apply the arithmetic of Treas. Reg. §1.469-1T(e)(3) and §1.469-1(e)(3)(iii) (average period of customer use), §1.469-5T(a) (material participation hours) and IRC §280A(d), (e) and (g) (personal-use days, expense allocation, the 15-day rule) to the stays, days and hours you enter, each rule cited with the date it was read. Where the rules leave a judgement (counting nights or calendar days, merging back-to-back stays by one guest, repair days), the tools show your choice; they do not make it for you. The results are not tax, legal or accounting advice, not a tax return and not a determination that an activity is or is not a rental activity or that you materially participate: significant or extraordinary personal services, grouping elections, real estate professional status, depreciation and state rules are outside the tools. Confirm the treatment with your CPA. STRTally is not affiliated with Airbnb, Vrbo or the IRS.

Where we quote published figures we name the source and the date we read it; sources change and we do not guarantee that they are current. You are responsible for checking any figure before you act on it.

Purchases

Paid products are sold through our merchant of record, Stripe (Managed Payments), under its terms of sale. Where a product is offered as early access, the delivery date is stated next to the button and our refund policy applies.

Acceptable use

Do not attempt to disrupt the site, scrape it at scale, or use it for anything unlawful. We may block access that harms the service.

Liability

The site is provided as is. To the extent permitted by law, Softmed Labs SRL is not liable for losses arising from reliance on the results or from interruptions of the service. Nothing here limits liability that cannot be limited by law.

Changes and law

We may update these terms; the date above changes when we do. These terms are governed by the laws of Romania, without affecting mandatory consumer protections in your country of residence.
