Pro: the CPA pack for your short-term rentals

What Pro adds
A sheet per property, with formulas
Every period of customer use with its nights and whether it counts for the year; the average, the 7-day and 30-day tests, rental and personal days, the 14-day / 10% test, the 15-day rule and the rental-use share are formulas, so a corrected stay updates them.
An hours log, one row per turnover
Pre-filled with the check-out date, property and booking of every turnover in the year, so you only type what you did and how long it took. Its totals feed the cleaner-vs-owner sheet.
The one-page summary for your CPA
Per property: stays, average stay, rental and personal days, the §280A outcome, the rental-use share and the hours tests, with the options you picked and the rule citations. Print it or save it as PDF.

The stays stay in this browser; the summary, the print and the Excel file are made on your device. No account, no upload.

Frequently asked questions
- Where do the numbers come from?
- From you: the stays you imported or typed on the export tool, the personal days you entered and the hours on the hours check, all in this browser. The CPA pack recomputes them with the same code as the free pages and cites the rule behind each test.
- Is this my tax return or a tax opinion?
- No. It is the arithmetic of Treas. Reg. §1.469-1T(e)(3), §1.469-5T and IRC §280A on your stays, with the choices you made shown on the page, for you and your CPA to check. Not tax advice.
- What if I have not used the tools yet?
- Import your booking export on the home page first: the stays are kept in this browser, so the pack shows a link to the tool until some are saved; the preview on this page then shows your first property.
- Is Pro a subscription?
- It depends on the plan you pick above. A monthly plan renews until you cancel it from the Manage subscription link shown once Pro is open; a one-time purchase is paid once and stays open for good.
- Do I need an account?
- No. You pay on Stripe's page and come back here; Pro opens in this browser and stays open. For another browser or device, ask for your access link by email on this page.
- What about VAT or sales tax?
- Stripe is the merchant of record. Any tax that applies where you are is shown at checkout, and the receipt or invoice comes from Stripe by email.
- Can I get a refund?
- Pro opens the moment you pay. If it does not do what this page says, write within 14 days and you get a full refund. Details on the refund policy page.
- What do you store about me?
- Nothing on our servers. The checkout reference and the answer from the verification service are kept in this browser's local storage; the email you type at checkout goes to Stripe for the receipt and lets you reopen Pro elsewhere.
